water damage

If it is not properly detected and treated, it can lead to mold growth, odors, deterioration, and additional structural damage.

A Step-by-Step Guide to Restoring Your Property

When Water Takes Over, Phoenix Helps You Take Back Your Property

Water damage can happen without warning. A burst pipe, overflowing plumbing fixture, leaking appliance, storm, flooding, or water used by the Fire Department to extinguish a fire can leave your home or business soaked and vulnerable to additional damage.

At Phoenix Fire & Water Restoration, our goal is to respond quickly, remove the water, locate hidden moisture, thoroughly dry affected areas, clean and sanitize the property, and prepare the structure for the next phase of restoration.

Water may disappear from the floor, but that does not mean your property is dry. Moisture can remain trapped behind walls, underneath flooring, inside ceilings, insulation, cabinets, and other building materials.

Step 1

PROPERTY INSPECTION & MOISTURE DETECTION

Every restoration project begins with understanding how far the water has traveled.

Our technicians inspect the affected areas and use professional moisture-detection equipment, including thermal imaging technology when appropriate, to help identify moisture that may not be visible to the eye.

We inspect walls, ceilings, flooring, baseboards, and other affected building materials to determine the extent of the damage and develop the proper drying plan.

Step 2

Water Extraction

What Happens

Standing water causes extensive structural damage and promotes mold growth within 24–48 hours. Our first priority is removing as much water as possible.
Using powerful Phoenix Hydro-X™ Extractors, we quickly remove water from:

Step 3

REMOVE UNSALVAGEABLE MATERIALS

Not everything exposed to water can always be safely restored.

Depending on the type of water, length of exposure, and condition of the materials, damaged drywall, insulation, flooring, carpeting, baseboards, or other materials may need to be carefully removed.

Our team identifies what can potentially be saved and what should be removed so the remaining structure can be properly cleaned and dried.

Whenever materials must be removed, the affected areas are documented as part of the restoration process.

Step 4

STRUCTURAL DRYING

Removing Water Is Only the Beginning

After visible water has been extracted, moisture may still remain inside the structure.

Professional dehumidifiers and air movers are strategically positioned throughout the affected areas to promote evaporation and remove moisture from the air and building materials.

Equipment placement is based on the size and condition of the affected space. Drying equipment may operate continuously while our technicians monitor the progress.

The objective is not simply to make the room look dry. The objective is to bring affected materials back to appropriate moisture levels.

Step 5

AIR QUALITY, CLEANING & SANITIZATION

Water damage can leave behind dirt, contaminants, unpleasant odors, and airborne particles.

After extraction and during the drying process, affected areas are cleaned and treated according to the conditions found at the property. Professional HEPA air scrubbers may also be used to help capture airborne particles and improve air quality during restoration.

When contamination or mold conditions are discovered, additional containment and remediation procedures may be required.

Step 6

MONITORING THE DRYING PROCESS

We Don’t Guess When Your Property Is Dry

Drying is a process that must be monitored.

Our technicians return to evaluate moisture levels and check the performance and placement of the drying equipment. Moisture readings help determine whether affected materials are drying properly and whether equipment needs to be adjusted.

The equipment remains in operation as necessary until the affected areas reach acceptable drying conditions.

Step 7

FINAL INSPECTION & PREPARATION FOR REBUILDING

Once drying has been completed, we perform a final evaluation of the affected areas.

Our restoration work is designed to leave the property clean, dry, safe, and ready for the next phase of rebuilding.

If reconstruction is required and you do not already have a qualified contractor, Phoenix Fire & Water Restoration can assist by introducing you to a contractor so you can discuss the reconstruction work directly.

Step 8

WATER DAMAGE DOESN'T ALWAYS STOP WHERE YOU CAN SEE IT

A wet floor may be only the beginning.

Water can migrate underneath flooring, behind drywall, into insulation, around electrical penetrations, beneath cabinets, and into adjoining rooms. That is why professional water mitigation involves much more than simply vacuuming up standing water.

Our technicians combine professional extraction, moisture detection, structural drying, dehumidification, air management, cleaning, and ongoing monitoring to address both visible and hidden moisture.
